A commercial property owner might have various plans that would necessitate the services of a commercial real estate broker. Some of the common scenarios include:

1. Selling the Property: If the owner decides itโ€™s time to sell the property, a commercial real estate broker can help determine the market value, market the property effectively, and negotiate with potential buyers to get the best possible price.

2. Leasing Space: For property owners looking to lease out part or all of their commercial space, a broker can help find suitable tenants, negotiate lease terms, and ensure the lease agreements meet all legal requirements and serve the ownerโ€™s best interests.

3. Acquiring More Properties: Owners looking to expand their portfolio would benefit from a broker's knowledge of the market, access to listings, and negotiation skills to secure additional properties at favorable terms.

4. Property Management: While not all brokers offer this service, some commercial real estate brokers or their affiliates offer property management services. This can be particularly appealing for owners who prefer a hands-off approach or are managing properties from a distance.

5. Market Analysis: Owners considering future developments, renovations, or rebranding of their property might engage a broker for a comprehensive market analysis. This helps in understanding current market trends, the demand for different types of spaces, and potential returns on investment for various strategies.

6. Refinancing: In situations where a property owner is looking to refinance their property, a commercial real estate broker can provide valuable insights into the propertyโ€™s current market value, assist in gathering necessary documentation, and even help in finding the best financing options.

7. Partnership or Investment Opportunities: Owners interested in exploring partnerships, joint ventures, or seeking investors for expansion or development projects might use a broker to find and vet potential partners or investors.

8. Consulting on Zoning and Use Changes: When contemplating a change in the use of the property or dealing with zoning issues, a broker with experience in local regulations and the specific property type can provide guidance and strategic planning assistance.

9. Exit Strategy Planning: For owners looking to plan an exit strategy from their investment, whether itโ€™s through a strategic sale or a gradual winding down of operations, brokers can provide market insights, timing advice, and valuation services to optimize the exit process.

In any of these scenarios, the expertise and services provided by a commercial real estate broker can save the property owner time and money, while also providing access to a wider network of potential buyers, tenants, and industry professionals. Give us a call today!

๐Ÿ’ฐ Commercial Property Ownership Builds Wealth ๐Ÿข

________________________________________________________________________________

๐Ÿข How Owning Your Business's Real Estate Can Build Long-Term Wealth ๐Ÿ’ฐ

Stop Paying Rent. Start Building Equity.

For many business owners, commercial rent is one of their largest ongoing expenses. Every month, thousands of dollars leave the business to pay for office space, a medical practice, a warehouse, a retail storefront, or an industrial facility.

But what if some of that money could help build an asset you own?

Owning your business's commercial real estate can be one of the most powerful long-term wealth-building strategies available to entrepreneurs.

Instead of paying rent indefinitely, qualifying business owners can purchase their commercial property, build equity through mortgage principal repayment, potentially benefit from appreciation, and create an asset that may continue generating income long after they retire.

For business owners in Katy, Fulshear, West Houston, and throughout the Houston metropolitan area, understanding the financial advantages of owning versus leasing commercial property can change how they approach their business's future.

Let's explore how commercial real estate ownership builds wealth, what financing options may be available, and when purchasing makes financial sense.

1. Turn Monthly Occupancy Costs Into Equity

When you lease commercial property, your monthly rent compensates the landlord for providing space. You receive the right to occupy the property, but generally do not acquire an ownership interest.

When you purchase commercial real estate, your mortgage payments include interest and, for amortizing loans, principal repayment.

Every dollar of principal paid reduces the outstanding loan balance and increases your equity, assuming the property's value remains unchanged.

Example:

Imagine a business owner purchasing a $1.5 million commercial building with:

ยทPurchase price: $1,500,000

ยทDown payment: $150,000 (10%)

ยทMortgage amount: $1,350,000

ยทIllustrative interest rate: 7%

ยทAmortization: 25 years

The estimated monthly principal and interest payment would be approximately $9,541.

Over the first five years, approximately $118,000 of principal would be repaid.

That means the owner could build roughly $118,000 in additional equity through loan amortization alone, before considering appreciation, transaction costs, or other changes in property value.

A comparable tenant paying rent would not build that same property equity.

Important: The example is illustrative, not a financing quote. A 10% down payment is not available for every borrower or property. Actual loan terms, eligibility, fees, and payment requirements vary.

2. Benefit From Potential Commercial Property Appreciation

Commercial real estate offers another potential wealth-building advantage: property appreciation.

Over time, well-located commercial properties may increase in value due to:

ยทPopulation and employment growth

ยทNew residential and commercial development

ยทImproved transportation infrastructure

ยทIncreasing demand for business space

ยทRising market rents

ยทStrategic property improvements

Consider a business owner who purchases a $1.5 million building.

If the property appreciates at an illustrative 3% annually, its estimated value after ten years would be approximately $2.02 million.

That's approximately $516,000 in potential appreciation.

Combined with mortgage principal reduction, the owner could accumulate substantial equity over time.

However, appreciation is never guaranteed. Commercial property values can decline because of changing interest rates, market rents, vacancies, deferred maintenance, economic conditions, or location-specific factors.

The goal should be to purchase a property that works financially for the business today, with appreciation treated as a potential additional benefit.

3. Gain Greater Control Over Your Business Location

One often-overlooked benefit of commercial property ownership is operational control.

Business owners who lease commercial space may face:

ยทRent increases at renewal

ยทLease expiration and relocation risk

ยทLandlord restrictions on improvements

ยทLimited expansion opportunities

ยทUnexpected changes in property ownership

ยทCommon area maintenance and operating expense adjustments

Owning your commercial building can reduce many of these uncertainties.

You may have greater flexibility to customize the property, install specialized equipment, renovate interior layouts, or make long-term improvements.

This can be particularly valuable for medical and dental practices, contractors, manufacturers, professional offices, and businesses with expensive tenant improvements.

However, ownership does not eliminate occupancy cost increases. Property taxes, insurance, maintenance, repairs, utilities, and financing expenses still require careful budgeting. Zoning, deed restrictions, financing covenants, and permitting rules can also limit how a property is used.

4. Create an Additional Retirement Asset

Many entrepreneurs spend decades building successful companies but overlook the long-term value of the real estate supporting their operations.

Owning the building can create an asset separate from the operating business.

For example, a business owner might establish a separate real estate holding company to purchase the property and lease it to the operating company at a commercially reasonable rate.

This structure may offer operational, accounting, estate-planning, and asset-management benefits when properly established.

When the business owner eventually retires, several options may exist:

Option A: Sell the business and retain the real estate.

The new business owner may continue leasing the property, creating potential retirement rental income.

Option B: Sell both the business and the building.

The owner may receive proceeds from two separately valued assets.

Option C: Lease the building to another tenant.

If the operating business closes or relocates, the property may be marketed to a replacement tenant.

Option D: Sell or exchange the real estate.

Depending on the circumstances, a qualifying Section 1031 exchange may allow eligible investment or business-use real estate to be exchanged for other qualifying real estate while deferring certain capital gains taxes.

These strategies require planning. Related-party leasing, entity structure, property classification, depreciation recapture, and exchange rules should be reviewed with qualified legal and tax professionals.

5. Explore Commercial Real Estate Financing Options

One of the biggest misconceptions among business owners is that purchasing commercial property always requires a 25%โ€“35% down payment.

That may be true for certain conventional commercial loans, but alternative financing structures can offer lower down payment requirements to eligible borrowers.

SBA 504 Loans

The SBA 504 program can be particularly attractive for qualifying owner-occupied commercial real estate.

Potential advantages include:

ยทAs little as 10% borrower contribution for certain eligible projects

ยทLong-term fixed-rate financing on the CDC portion

ยทFinancing for eligible real estate and certain improvements

ยทOpportunities to preserve business working capital

Some projects require additional borrower equity, including certain startups or special-purpose properties.

SBA 7(a) Loans

SBA 7(a) financing can support eligible owner-occupied real estate acquisitions and other qualifying business needs.

It may be useful for businesses seeking flexibility to finance a property purchase alongside eligible improvements, equipment, or working capital.

Required equity and underwriting terms depend on the transaction and applicable SBA rules.

Conventional Commercial Mortgages

Traditional banks and commercial lenders may offer financing for established businesses with strong cash flow, satisfactory credit, and adequate collateral.

These loans can be attractive when borrowers have sufficient liquidity and meet conventional underwriting standards.

Other Financing Strategies

Depending on the property and borrower, additional possibilities may include seller financing, construction financing, bridge loans, or other commercial mortgage structures.

The best loan is not necessarily the one requiring the smallest down payment.

Business owners should compare total financing costs, cash reserves, prepayment provisions, maturity dates, guarantees, and long-term occupancy requirements.

6. Understand the Potential Tax Advantages

Commercial real estate ownership may provide tax benefits unavailable to tenants in the same form.

Depending on the ownership structure and applicable tax law, potential deductions or tax benefits may include:

ยทMortgage interest deductions

ยทDepreciation on qualifying building improvements and components

ยทProperty tax deductions

ยทCertain repairs and operating expenses

ยทQualifying capital improvement deductions or depreciation

ยทPotential tax deferral through eligible Section 1031 exchanges

Land generally is not depreciable, and not every improvement qualifies for immediate deduction.

Additionally, related-party rent arrangements, passive activity rules, depreciation recapture, and entity structure can materially affect the outcome.

A CPA experienced in commercial real estate should evaluate these issues before a purchase.

7. Buying vs. Leasing Commercial Real Estate: Which Is Better?

Ownership can build wealth, but buying is not automatically the right decision.

Consideration

Leasing

Owning

Initial capital

Often lower

Down payment and closing costs

Property equity

Generally none

Builds through principal repayment

Relocation flexibility

Often greater

Lower without selling or leasing

Property appreciation

No direct benefit

Potential benefit

Maintenance

Depends on lease

Owner responsibility

Occupancy stability

Depends on lease

Greater control, subject to financing

Long-term asset

Generally none

Potential investment or retirement asset

When Buying May Make Sense

Purchasing may be attractive if:

ยทYour business has stable cash flow.

ยทYou expect to remain in the location for several years.

ยทYou have adequate liquidity for the down payment and reserves.

ยทThe building supports your operational requirements.

ยทYour projected ownership costs compare favorably with leasing.

ยทYou want to build long-term equity.

When Leasing May Be Better

Leasing may be more appropriate if:

ยทYour business is growing rapidly and may need to relocate.

ยทYou need to preserve cash for expansion.

ยทYour location requirements are uncertain.

ยทSuitable properties are overpriced.

ยทMaintenance and capital expenditures would create financial strain.

The correct decision depends on the business's financial condition, property economics, and long-term strategy.

8. A Real-World-Style Example: A Katy Business Owner Purchases a Building

Consider a hypothetical contractor in Katy, Texas, who has leased industrial flex space for several years.

The business currently pays approximately $10,000 per month in total occupancy costs.

The owner identifies a suitable building available for $1.5 million.

Rather than continuing to lease indefinitely, the contractor evaluates an owner-occupied commercial mortgage.

Using the earlier illustrative financing terms:

ยทPurchase price: $1,500,000

ยทDown payment: $150,000

ยทLoan amount: $1,350,000

ยทInterest rate: 7%

ยทAmortization: 25 years

ยทEstimated monthly principal and interest: $9,541

The owner would also need to budget for taxes, insurance, maintenance, reserves, and other operating expenses.

The total cost of ownership could initially exceed the current rent.

However, the business would potentially gain greater operational control and begin accumulating equity as the mortgage amortizes.

Over time, the owner could retain the property as an investment, lease it to another business, or sell it.

This is the fundamental difference between paying for space and purchasing an asset.

The important decision is whether the property's total financial and operational benefits justify the capital commitment and risks.

9. Five Questions to Ask Before Buying Your Business Property

Before signing a purchase contract, answer these questions:

1.How long will my business realistically occupy the property? Consider expansion, relocation, and operational changes.

2.What is the true cost of ownership? Include mortgage payments, property taxes, insurance, repairs, reserves, and capital expenditures.

3.How much working capital will remain after closing? Avoid weakening the operating business to purchase the building.

4.What financing structure supports my long-term goals? Compare SBA, conventional, and other available options.

5.What is my exit strategy? Evaluate future resale, leasing, refinancing, and retirement scenarios.

A thorough purchase analysis should also address zoning, environmental conditions, building inspections, title, access, property condition, and market value.

10. Why Commercial Property Ownership Matters in Katy and West Houston

Katy, Fulshear, Richmond, Brookshire, and West Houston offer a range of commercial property types for owner-users, including:

ยทMedical and dental office buildings

ยทIndustrial and flex properties

ยทRetail storefronts

ยทProfessional office condominiums

ยทWarehouses and service facilities

ยทCommercial development sites

For established businesses with long-term local operations, acquiring a suitable property can align their physical location with their broader wealth-building objectives.

However, each submarket and asset class must be evaluated independently. Local population growth does not guarantee investment performance, favorable pricing, or property appreciation.

Final Thoughts: Your Business Could Be Building More Than Revenue

Your business may be your primary source of income, but the real estate it occupies could become another meaningful component of your financial future.

Owning commercial property can help business owners:

ยทBuild equity through mortgage principal repayment

ยทPotentially benefit from long-term appreciation

ยทGain greater control over their business location

ยทCreate future rental income opportunities

ยทDiversify their retirement assets

ยทEstablish a more flexible long-term exit strategy

The key is purchasing the right property, at the right price, with a financing structure that supports your business.

Property equity

Generally none

Often greater
